The Problem
A Hollywood Hills homeowner on Mulholland Drive called after a supply line to their washing machine burst and flooded the laundry room. This was the third plumbing failure in two years including two pinhole leaks in copper pipes.
What We Found
Water pressure tested at 120 PSI — significantly above the safe maximum of 80 PSI. The existing PRV was original to the home and had failed completely. Hollywood Hills hillside properties commonly receive high supply pressure from the elevation of the water main.
What We Did
We replaced the failed PRV with a new brass unit set to 65 PSI, installed a thermal expansion tank on the water heater, replaced the washing machine supply hoses with braided stainless, and pressure tested the full system.
Result
Pressure reduced to 65 PSI throughout the home. All three previous failure points were directly related to the high pressure. No further plumbing failures reported after the PRV replacement.
