The Project

A Culver City homeowner contacted 24/7 Rooter Service after their 15-year-old 40-gallon tank water heater failed and was no longer heating water reliably. The homeowner wanted to upgrade to a tankless unit to save space in the garage and reduce energy costs. The existing installation had an older atmospheric vent configuration that needed to be converted to a direct-vent sealed combustion system for the new tankless unit.

What We Did

We disconnected and removed the old 40-gallon tank and modified the gas and water connections for the new tankless unit. The venting was converted from the old B-vent system to a new concentric direct-vent configuration through the exterior garage wall, eliminating the old flue pipe entirely. We installed a thermal expansion tank on the cold water inlet as required by code for closed plumbing systems with a pressure reducing valve. The gas line was pressure tested after connection and the unit was configured and commissioned. We pulled the required City of Culver City permit and scheduled the inspection.

Result

The installation passed the city inspection on the first visit. The homeowner gained approximately 16 square feet of garage space previously occupied by the tank and stand. The Navien NPE-240A2 provides on-demand hot water for the entire home with no recovery wait time. The homeowner was eligible for a LADWP rebate on the high-efficiency tankless unit, which we documented in the project paperwork. Installation was completed in one full day including permit inspection.
